2. A property’s journey through your office
One property, five stops, one new number on its card at each.
Stop 1: The property file opens
Add the property as a project in Tasks and Projects, write its reference number and description in it, and attach the documents you need, such as a copy of the contract.
Stop 2: The client’s payment arrives
Record what your client pays before the invoice as a customer receipt voucher with no invoice, and it stays unused until you allocate it.
Stop 3: The commission invoice is issued
Issue your client a sales invoice with a “Brokerage commission” service line, for the amount you set, link it to the property, and allocate the payment voucher to it, so its status becomes partially paid or paid.
Stop 4: Its expenses are recorded
Record what the office spent on the property, from a purchase invoice, a simple invoice or a manual journal entry, in the “Additional information” tab.
Stop 5: Its result shows
The property’s result shows in the income statement, filtered by project from Advanced Analysis, and it includes what you recorded against the property.

7. Frequently asked questions
Does a real estate office have to issue invoices through the National Invoicing System (JoFotara)?
The e-invoicing mandate covers every seller of goods or provider of services, not only those registered for General Sales Tax, except for activities that the Invoicing Affairs Instructions exempt under set conditions. A seller that is not registered issues an income invoice. Mandatory application has been in force since 1 April 2025, with oversight steadily tightening. Real estate offices do not appear by name in the list in Article (4) of the Invoicing Affairs Instructions. Other sectors were added to the list by later amendments, so it is not a closed list. Check the text in force for your activity with the Income and Sales Tax Department.

If a business is not required to issue invoices, does that mean it pays no sales tax?
Not by itself. An exemption from the provisions of the Invoicing Regulation, where one applies, does not on its own exempt anyone from General Sales Tax or income tax, each of which has its own law. Check your tax position with your accountant.
Can I record a client’s payment before I issue the commission invoice?
Yes. Record it as a customer receipt voucher with no invoice, and it stays unused until you allocate it to a sales invoice, whose status then becomes partially paid or paid. A voucher cannot be edited once saved, and if you want to undo an allocation you can do it from the voucher or from the invoice.
How do I see the result of each property?
Link every expense and every sales invoice to the project that stands for the property, then open the income statement, choose Advanced Analysis and select the project. Its result shows what you recorded against it, and anything not linked to the project does not appear in it.
Does Qoyod have contract management?
No. Qoyod has no direct feature for adding contracts. What you can do is use a project instead: record the contract number, its start and end dates, its value and its details in the project, and link your invoices and expenses to it.
Is the Projects feature available in my plan?
Ask sales whether it is available in your plan. If you see an “upgrade your plan” message when you open Tasks and Projects, it means the feature is not available in your current plan.
