What each project cost, and what you sold from it.
Its contractors’ and suppliers’ invoices, its units’ sales and its expenses in one place, once you record them against it.
Accounting software for real estate developers in Jordan starts with one question: what has this project cost, in what you have recorded against it, and how much have you sold from it so far? In a development company that runs more than one project at a time, from Amman to Irbid, one project’s numbers are scattered across its contractors’ and suppliers’ invoices, the sales invoices of its units and what its buyers have paid. Add each project to Qoyod, then link its invoices and expenses to it.
1. A day in a real estate development company
Before you choose accounting software for a real estate development company, look at where one project’s numbers live today: contractors’ invoices, the project’s expenses and the sales invoices of its units.
How much is left for the contractor?
Contractors’ and suppliers’ invoices on more than one project, and their balances on scattered statements.
With Qoyod: record their purchase invoices, and follow each contractor’s and supplier’s balance and what you have paid them.
Which project spent this?
Permits, fees and purchases come in scattered, and none shows against its project.
With Qoyod: record the expense against the project, from a purchase invoice, a simple invoice or a manual journal entry.
At what price was the unit sold?
Units are sold at different prices, and their invoices do not come together under one project.
With Qoyod: issue each buyer a sales invoice at the price you set, and link it to the project.
What does each buyer still owe?
Buyers’ payments sit in scattered files, and no single statement brings them together.
With Qoyod: open the customer statement and the ageing report, and see what each buyer still owes.
2. A development project’s journey through your company
Five stops take a project from its opening to its result, and each one puts a new number on the project’s card.
Stop 1: The project opens
Add the project in Tasks and Projects, write its reference number, name, description and delivery date, and attach the documents you need.
Stop 2: The contractor’s invoice arrives
Record the contractor’s invoice as a purchase invoice, link it to the project, and follow what you have paid of it and what remains in the contractor’s balance.
Stop 3: Its expenses are recorded
Record what you spent on the project, from a purchase invoice, a simple invoice or a manual journal entry, in the “Additional information” tab.
Stop 4: A unit is sold with an invoice
Issue the buyer a sales invoice at the price you set, link it to the project, and follow what you have collected and what remains owed.
Stop 5: Its result shows
Open the income statement, choose Advanced Analysis and filter by the project, and its result shows what you recorded against it.
3. Accounting Software for Real Estate Developers in Jordan: what Qoyod covers in your company
E-invoicing and accounting, integrated in one system. Here are six more jobs Qoyod covers in your company, for your development projects.
A file for each development
Create a file for each project in Tasks and Projects, and view sales invoices, purchase invoices, quotations and purchase orders by filtering on the project. If you wish, make the project private so only the users you choose see it.
Your contractors and suppliers
Record purchase invoices from contractors and suppliers, and follow each one’s balance and what you have paid them.
Expenses on each project
Record an expense against the project from a purchase invoice, a simple invoice or a manual journal entry, and pull one project’s purchases from the account statement report by filtering on the project.
Sales invoices for your units
Issue a sales invoice for each unit you sell at the price you set on the invoice line, issue the buyer a quotation before it, and link both to the project.
Your buyers’ payments
Record the buyer’s advance as a customer receipt voucher before the invoice is issued, allocate it later to any invoice, and open what the buyer still owes from the customer statement and the ageing report.
The result of each project
View the income statement and balance sheet for one project, or compare projects or periods, with Advanced Analysis.
4. Real estate development companies and the National Invoicing System
Discuss your company’s position with your accountant.
Who must use e-invoicing in Jordan
Whether your company is exempt from the invoicing mandate or required to issue invoices, Qoyod keeps the books for your projects, purchases and sales, and it is integrated with the National Invoicing System (JoFotara) for when you need it.
5. Your accountant shares the decision
If your company has an accountant or works with an accounting firm, ask them before you pick the software. Whether your activity is exempt from invoicing is a question for the Department and your accountant; the accounts of your projects are what Qoyod holds.

7. Frequently asked questions
Does a real estate development company have to issue invoices through the National Invoicing System (JoFotara)?
The e-invoicing mandate covers every seller of goods or provider of services, not only those registered for General Sales Tax, except for activities that the Invoicing Affairs Instructions exempt under set conditions. A seller that is not registered issues an income invoice. Mandatory application has been in force since 1 April 2025, with oversight steadily tightening. Other sectors were added to the list in Article (4) of the Invoicing Affairs Instructions by later amendments, so it is not a closed list. Check the text in force for your activity with the Income and Sales Tax Department.
More detail in our guide to the JoFotara exemption
If a business is not required to issue invoices, does that mean it pays no sales tax?
Not by itself. An exemption from the provisions of the Invoicing Regulation, where one applies, does not on its own exempt anyone from General Sales Tax or income tax, each of which has its own law. Check your tax position with your accountant.
Can I record a buyer’s payment before I issue the unit’s sales invoice?
Yes. Enter it as a customer receipt voucher without an invoice. It stays marked unused until you allocate it to a sales invoice, and that invoice’s status then reads partially paid or paid. An allocation can be undone from either the voucher or the invoice.
How do I see the result of each project?
Tie each expense and each sales invoice to the project. Then, in the income statement, open Advanced Analysis and pick the project. You get the result for what you recorded against it; anything left unlinked is not counted in that view.
Does Qoyod have contract management?
No. Qoyod has no direct feature for adding contracts. What you can do is use a project instead: record the contract number, its start and end dates, its value and its details in the project, and link your invoices and expenses to it.
Is the Projects feature available in my plan?
Ask sales whether it is available in your plan. If you see an “upgrade your plan” message when you open Tasks and Projects, it means the feature is not available in your current plan.
That brings the project’s numbers together: its contractors’ invoices, its expenses, its units’ sales and its result, as recorded against it. That answers the first question.
